Checklist for Buying in a Healthy Neighborhood

We understand that there are many of homes on the market to choose from which can, oftentimes, become confusing and frustrating. In making your final buying decision, here are a few things to keep in mind to ensure you are making a good decision for long term investment and happiness:

Location

        Does the location offer access to the goods and services you need?

Schools 

        How do the schools rate? 

        How close are the schools?

        How will your child get to and from school?

 

Lifestyle 

        Does the community fit the way that you live or the way you envision yourself living?

        Will your children have kids their age to become friends with and play with?

        Are there facilities that allow you and your family to recreate the way you’d like to?

        Pools, parks, walking paths, gyms, on site schools, convenient goods and services and the like, not only add to your lifestyle, but save you time and money as you will not have to seek out and/or purchase these things.

Value

        What does the neighborhood look like? 

        Have the neighborhood and amenities been maintained? 

        Are the amenities in? (Be very careful if they do not currently exist but are “coming soon”).

         Have the homes been maintained? 

        How many are in disrepair or distressed sale situations?  (Consult with www.realtytrac.com).

 

Financial Health of the Community

        There is a difference between a developer and a lot seller.  A developer has a vision for the community and takes an active role in ensuring the vision is fulfilled.

        Have the amenities that have been promised been put in?

        Check for a builder team

        Look at the quality and financial health of the builders on the team

        Typically if a developer will sell all of their lots to the highest bidder, it is a sign that there is little regard to the overall health of the community.

        How active is the HOA? Do they enforce the CC&R’s?
